Once we have a clear understanding of your requirements you will receive a selection of properties that match your criteria. We can also keep you constantly up-to-date via email and SMS alerts when the latest properties become available. Our available properties are updated daily onto our website.

Once a suitable property has been secured a full time administrator will be appointed and solely dedicated to processing your move. We will endeavor to do all that we can to help ensure a smooth move-in.

All tenants will be individually asked to provide a minimum of 3 years consecutive employment and landlord history within the UK. If you are unable to provide sufficient history, you will require a guarantor who must be a UK based property owner and is fully referenced as per the list below.

We require the following references as necessary. Please note tenants must directly provide references to our agency:

  • Full Experian credit report per applicant
  • Current / previous employment references (where applicable), self-employed applicants to provide 3 years current self-assessment SA302 certificates from HMRC or accountant reference
  • Current / previous landlord references (where applicable)
  • Copy of passport and proof of current address for all tenants
  • 6 months recent bank statements – must show proof of rental payments and income/salary
  • Guarantor (where applicable, must be a UK homeowner); guarantor’s employment, full Experian credit report, property ownership documents (mortgage copy or land registry copy) and copy of passport
  • We may also carry out further credit checks

All references must be received by Paul Simon at least 48 hours before you are due to move into the property. It is the prospective tenant’s responsibility to chase the references.

Tenancy Deposit Protection

Tenancy Deposit Protection

It is a legal requirement to register tenants deposit in a Government approved scheme in accordance with the Housing Act. If we are managing the property and instructed by the landlord, we shall register the deposit with the Deposit Protection Service. Alternatively the Deposit will be paid to the landlord to be registered with a Tenancy Deposit Protection Scheme of their choosing in accordance with the Housing Act 2004.
