The 7-step selling process

Valuing your property

Valuing your property

Our free, no obligation valuation will take into consideration the location, size, and condition of your property. You’ll receive a property valuation that is in line with the current market, helping you sell your house at a price that works with your timeframe.

Selecting and appointing an estate agent

Selecting and appointing an estate agent

Selling your house can be an emotional experience. We work closely with our clients, usually on a sole agent basis. Trust us to market your property using our extensive local network and knowledge, finding the best audience who’ll fall in love with your home at first sight.

There are three ways you can work with us:

Sole agency – when you instruct a single estate agent for a fixed period.

The benefits of instructing sole agency include:

  • Commission rates are generally lower
  • You will have a lead agent completely focused on achieving the best result for you.

Multiple agency – when you instruct more than one agent. The agent who finds the buyer is entitled to the fee

Joint sole agency – when two agents work together, the fee is divided as agreed between them

We’ll help you make an informed decision on which option is right for you

Marketing your property

Marketing your property

In a crowded marketplace, it’s hard to stand out, but Paul Simon uses expert photography, videography, and professionally designed floor plans to present your property in its best light. Your home will be listed on the major property portals such as Rightmove, as well as our website, on social media, and using other marketing approaches such as local newspaper ads.

Our branches are open six days a week, promoting your property, handling enquiries, and managing viewings on your behalf to achieve the smooth sale of your home.

It is beneficial to spend some time improving the presentation of your property before putting it on the market. First impressions are crucial for increasing your property’s appeal to potential buyers. Here are a few considerations:

  • Think like a buyer - cast a critical eye over your property and identify areas that require improvement.
  • Reduce clutter and decorate neutrally - keeping rooms clean and tidy will help a buyer to fully visualise the space.
  • Keep it light - clean the windows and open all the curtains or blinds to encourage natural light into your property.
  • Property exterior - buyers will often walk or drive past first, so fresh paintwork and well cared-for outside spaces make a positive impression.
  • Property staging - we have an in-house interior designer for expert advice on how to best present your property to attract more buyers and achieve the best price. We can also help you stage your property if it is vacant.

When marketed effectively, many London properties attract multiple offers. Our skilled sales agents will provide impartial advice to help you make an informed decision when agreeing a sale.

Managing viewings

Managing viewings

Having potential buyers in your home can be stressful, so we can manage all viewings should you wish.

Offers on your property

Getting an offer at the price you want is exciting. We’ll present each offer to you and negotiate on your behalf to achieve the best result, ensuring you are fully informed and involved in all discussions.

Instructing a property solicitor

Once you have appointed an agent, you’ll need a property solicitor to handle the legal aspects of your transaction. We can assist in recommending a good local firm who provide a fixed fee conveyancing service.

Once an offer is accepted

Once you have accepted an offer, your buyer will provide us with their solicitor’s details which we’ll pass on to your solicitor.

Next Steps

  • The solicitors will draw up the contracts.
  • The buyer and their mortgage lender will carry out their own valuations and surveys on the property.
  • Both parties exchange contracts and set a completion date. Once this is done, you are legally obliged to sell the property to your chosen buyer and they are obliged to buy it from you.
  • Completion of the sale - when the property legally changes hands.
